One of the key elements our clients ask us for at the start of a development is how we assess building energy performance before a project ever breaks ground. There are two important tools in used in that process, the Simplified Building Energy Model and Dynamic Thermal Modelling.

What Is SBEM?

The Simplified Building Energy Model (SBEM) is a government‑approved methodology used to calculate the energy performance of non‑domestic and commercial buildings. It underpins the production of BRUKL reports (for Building Regulations Part L compliance), Energy Performance Certificates (EPCs) and makes recommendations for improving energy efficiency

SBEM evaluates how a building uses energy for heating, cooling, ventilation, lighting, and hot water. It considers factors such as:

  • Building geometry and orientation
  • Fabric performance (U‑values, thermal bridging, air permeability)
  • HVAC system efficiency
  • Lighting design and controls
  • Renewable technologies
  • Occupancy patterns and usage profiles

The CBC team will generate reports that show a clear, standardised measure of the building’s predicted energy consumption and carbon emissions.

Why SBEM Matters in Non-Dwelling and Commercial Construction

In specific scenarios, its advanced modelling capabilities allow it to surpass SBEM in both sophistication and accuracy, providing deeper insight into building performance and operational energy use.
