Our sustainability team carry out a range of services for our clients one of which is delivering BREEAM In-Use assessments to drive sustainability in existing buildings. BREEAM In-Use is a certification system that has been designed to measure and improve the environmental performance of existing buildings. Buildings and asset managers are keen to have data that gives an independent score and report that can help to inform decisions on improving buildings.
What is BREEAM In-Use?
The Building Research Establishment Assessment Method more commonly known as BREEAM is a methodology that is widely used to measure building performance and a framework that can be used across industrial, retail, commercial and residential buildings to tie in with UK building regulations. BREEAM In-Use has different categories and parts that assess performance and provide benchmarks and clients have a degree of flexibility in choosing the aspects they want measured depending on their goals and what would be most valuable to their business or project.

Initial registration process and report
Clients must register online to initiate this process through a simple analysis questionnaire. Whether is a portfolio of properties, more than one building can be registered so that the assessment is applied to a group. One of our qualified BREEAM assessors will then review the submission and generate a pre-assessment report before the full on-site inspection. The parts to the assessment and fees will relate to the number of buildings being assessed. There may also be ongoing annual reviews where improvements are made because of the initial report then where appropriate, a building rating can be updated.

There are two parts to the assessment, part 1 examines asset performance and part 2 looks at management performance. The only exceptions are in the Management category where there is no asset to assess and transport where only part 1 is carried out. Clients can make decisions around the areas they feel need the most focus on or where they may gain the most wins.
