SUSSEX HOUSE - GLOUCESTER PLACE, BRIGHTON

A 37,812 ft² 6 storey office block redevelopment with basement to category 'A' fit out. The propoerty is prominently located on Gloucester Place, in heart of Brighton's city centre. The project involved the replacement of cooling terminals and controls and adapting the existing system to be sufficient to the revised building loads and client requirements.


SOVEREIGN HOUSE - CHURCH STREET, BRIGHTON

  The insertion of a 10,000ft² fully glazed block of office space into a large existing atrium in Brighton.  The infill is topped by a dramatic light filled mezzanine level set beneath the existing roof trusses and is flanked on either side by a bespoke neon lighting installation designed in collaboration with lighting designer Aideen Malone.


Q11 OFFICES - NEWCASTLE UPON TYNE

  A modern 25,000ft² single level open plan office fit-out contract for an incoming tenant. The work involved assessment of the 'base build' services design and capacity to suit the bespoke requirements of the Tenant resulting in re-arrangement of HVAC system and Electrical installations. Additional AC plant and equipment have been included together with additional fresh air capacity to cater for greater population densities and, the creation of cellular office accommodation, involving the installation of high efficiency heat recovery units together with new supply and extract ductwork.

Catering facilities have been integrated into the design together with all associated services requirements. The existing lighting and power system layouts were modified and supplemented to meet the bespoke requirements of the Tenant and maintain the overall interior design philosophy.


130 SHAFTSBURY AVENUE - WEST END, LONDON

  A 64,500ft² 6 storey office block redevelopment with basement, to Category 'A' located adjacent to Leicester Square. The project involved the complete CAT A fit-out of all areas.

A major challenge from the client was to keep the M&E services as tight as possible in the ceiling void to maximise the office floor height and to coordinate all the M&E services with the existing complex structure with numbers of downstand beams and slab slopes.

CLAREVILLE HOUSE - WEST END, LONDON

  A 72,000 ft2 6 storey office block redevelopment with basement and sub basement, to a Category 2 listed building located adjacent to Leicester Square.

The project involved the construction of a new lift and stair core to the rear of the premises, complete fit-out of reception and landlord areas, with a CAT A fit out to the remaining office floors.

A major challenge from the client was to keep M&E service risers to a minimum to increase lettable floor space and to maintain a bright open feel to the office floors.


SKYWAYS HOUSE - SPEKE, LIVERPOOL

Project Value:  £4.71m including services to perimeter single storey areas

A new corporate headquarters office development within an existing 1940 listed Aircraft Hanger.

Accommodation 116,000ft2 at ground floor and two mezzanine floors incoporating a central street atrium within the Hanger Envelope.



MAIDSTONE BOROUGH COUNCIL - MAIDSTONE

Development of vacant land abutting the Chequers Shopping Centre to incorporate a new 35,000ft2 retail unit and 15,000ft2 office complex.

The office complex includes a feature atrium and pedestrian links to both King Street and the shopping centre.

Adjacent to this site an existing 80,000ft2 seven storey office complex was completely refurbished and a bridge link incorporated between it and the new office. During the project, the new offices and part of the refurbished offices were pre-let to Maidstone Borough Council and the services were amended to suit the tenants particular needs.


JAHN COURT - KINGS CROSS, LONDON

A 66,000ft2 5 storey new build office block with basement storage constructed as part of a redevelopment of an existing site retaining existing Georgian and Victorian architecture.

Planning restrictions severely restricted the available storey height for the building. This was resolved by the provision of an underfloor VAV comfort cooling system, with central plant located in the basement.


CENTRICA - STOCKLEY PARK, UXBRIDGE

The project involved a complete refurbishment of a 3 storey 100,000ft2 headquarters office building. The office footplate has a cruciform layout with glazed external box. This creates perimeter closed atria on each elevation of the building.

Envionmental control difficulties had been reported by the original tenants of the building, attributable to the underfloor displacement system.

This was resolved by the conversion of the original installation to serve a new underfloor VAV HVAC system to provide enhanced temperature control and flexibility with the space.


SKYWAYS 2 - SPEKE, LIVERPOOL

Project Value:  Phase 1 - £2.28m (inc warehouse and testing facility / Phase 2 - £0.7m

Skyways 2 is a new build 3 storey office block connected to a warehouse and testing facility.

The building is fully compliant with the requirements of Part L2 The Building Regulations 2000.

Total office accommdation equates to 36,000ft2 fitted out to category B standard in two phases.
